Almost every appliance fault has a bounded cost. A dryer that stops heating costs you a dryer repair. A dishwasher that will not drain costs you a dishwasher repair. You are annoyed, you pay a technician, it ends.
A short list of failures does not work that way, because the appliance is connected to a water supply that does not stop. When one of those lets go, the appliance is the cheapest thing involved, and what you are dealing with is flooring, cabinets, drywall, subfloor and whatever is below. The list is short, the prevention is inexpensive, and none of it is difficult.
Know your shutoffs before you need them
This is the highest-value fifteen minutes in this article, and it is free.
Walk the house and find four things: the main shutoff where the water enters, the two valves at the laundry box, the valve under the kitchen sink feeding the dishwasher, and the valve feeding the refrigerator — often in a basement ceiling, behind the fridge, or under the sink.
Then turn each one fully off and back on again. Two things come out of that. You learn which way they turn and how much force they need, which is what you actually need at the moment something is spraying. And you find out which ones are seized, which is a much better thing to discover on a Tuesday afternoon than during an emergency.
If one will not move, do not force it — an old multi-turn valve with a corroded stem can snap, and a snapped valve on a live line is a considerably worse afternoon. Get it replaced. While you are there, note whether the laundry valves are the old two-handle type; a single-lever shutoff that closes both in one motion costs little, and it is the difference between a valve you use before every trip and one you never touch.
The four that actually matter
1. Washer fill hoses. The highest-consequence cheap part in the house. Both hoses are under full supply pressure permanently, whether the machine is running or not, and a failure delivers mains water continuously until someone closes a valve. Rubber hoses age, and the warning signs — bulges, stiffness, rust weeping at the couplings, damp at the connection — are visible for months in advance if anyone looks.
Replace them with braided stainless on a schedule rather than after a failure. Five years is a commonly given interval and it is a reasonable one. They are inexpensive, they take fifteen minutes, and hand-tight plus a quarter turn is the correct torque — overtightening splits the washer at the coupling. Check for weeping after the first fill.
2. The refrigerator water line. The worst kind of leak, because it is small, it is behind an appliance nobody moves, and it can run for a year. Quarter-inch tubing, a fitting at each end, a shutoff somewhere you have never looked, and a run that often passes through a cabinet, a basement ceiling or a crawl space.
Pull the refrigerator out once a year and look at the connection and the floor behind it — staining, a swollen cabinet base, or a discoloured patch on a ceiling below. If the tubing is old plastic, braided stainless icemaker line is a cheap upgrade. And if there is a saddle valve on the supply pipe, treat it as a thing to replace rather than trust; they clog and weep, and some local codes do not permit them.
3. The dishwasher, in three places. The supply connection under the sink, the drain connection at the disposal or standpipe, and the door seal. The first two are the dangerous ones because they sit inside a cabinet, out of sight, above a floor you cannot see.
The tell for a slow dishwasher leak is the floor at the front of the machine: soft, stained, lifting at the seam, or a toe kick that has swollen. By then it has been running for a while. Once a year, pull the toe kick off — usually two screws — and look underneath with a flashlight. A dry, clean base pan is the answer you want. 4. The washer drain. Less catastrophic than a supply failure but far more common. Two versions: a standpipe that cannot take the discharge rate and overflows, which usually means a partially blocked drain, and a drain hose that works its way out of the standpipe during a spin. The second is fixed with a hose retainer and thirty seconds of attention. Overflowing at the standpipe is worth dealing with the first time rather than mopping it up repeatedly.
An honest aside: the water heater usually shares the room with all of this and fails the same way, at the end of a life you can predict from its age. It is not an appliance repair job, but if you are down there checking hoses, look at its base for rust and know where its shutoff is.
Slow leaks are worse than fast ones
A hose that bursts is loud, obvious and dealt with the same day. It ruins a floor. A fitting that weeps a few drops an hour is silent, and it can rot a subfloor, delaminate cabinet material and start mould growth over a year without anyone noticing.
The signs are worth knowing because they are all things you see rather than things you test:
- A floor that feels soft, springs slightly, or has a lifted seam in front of an appliance.
- A cabinet base or toe kick that has swollen, darkened or delaminated.
- A musty smell in a laundry room, basement or under a sink that does not clear.
- Discolouration on a ceiling below a kitchen or upstairs laundry — usually a ring, often nowhere near directly under the source.
- Rust or mineral crust at a fitting. Water was there even if it is dry today.
Hardware that earns its place
Being specific about what is worth buying, with editorial estimates rather than quotes:
- Braided stainless fill hoses — roughly $15 to $35 a pair. The best value on this page by a wide margin.
- Battery leak alarms — a few dollars each. One behind the washer, one under the dishwasher, one under the sink, one behind the refrigerator. They are loud, which is the entire point.
- Wi-Fi leak sensors — more expensive, and the meaningful advantage is that they reach you while you are away, which is exactly when a leak does the most damage.
- Automatic shutoff valves — a sensor plus a powered valve that closes the supply. A few hundred dollars for a laundry unit as an editorial estimate, more for whole-house. Worth considering for an upstairs laundry or a house that is regularly empty.
- A washer drain pan — only useful if it can actually drain somewhere. A pan with no outlet holds a couple of gallons and then overflows.
Habits that cost nothing
- Close the laundry valves whenever the house will be empty for more than a couple of days. Or shut the main — see leaving the house empty for the rest of that routine.
- Do not run a washer or dishwasher when you are out or asleep. That is a judgement rather than a rule, and plenty of people do it for years without incident. But the single variable that determines how bad a leak gets is how long it runs before someone notices.
- Look behind and under, twice a year. Pull the washer and the refrigerator out; look under the dishwasher toe kick. Ten minutes.
- Include hoses in the seasonal round — the maintenance calendar puts them on a quarterly check and a five-year replacement, which is the right cadence.
- Protect against freezing, which is how supply lines fail in houses where they otherwise would not. Before a hard freeze covers that separately.
The first sixty seconds
If you walk in on water, order matters.
- Electricity first if water is anywhere near it. Kill the circuit at the breaker panel rather than unplugging something standing in water.
- Then the water. The appliance valve if you can reach it safely, the main if you cannot. This is why you exercised them.
- Then stop the spread. Towels, a wet vacuum, and get water off wood and away from cabinet bases.
- Photograph everything before you clean up. Wet floor, source, damage, the failed component. Whether any of this is covered depends entirely on your policy — that is worth reading before you need it, not after — and photographs taken at the time are the part you cannot recreate.
- Get air moving. Fans, dehumidifier, cabinet doors open. Drying speed is what determines whether this becomes a mould problem.
- Keep the failed part. The split hose is the evidence.
And be clear that you now have two separate jobs. The appliance repair is one trade; drying out a structure and repairing water damage is a different one, and the second is the expensive half. Do not let a wet floor wait while you arrange an appliance visit.
